Is a verbal agreement legally binding in the state of Louisiana?

If two parties agreed on a set of terms and conditions verbally and then signed a contract, to rent a home for a specific amount of time (which was specified in the verbal agreement only), and then the party who owns the home and rents it decides to sell it before that time is up, is this legal? What options to the renters, who are renting the property, have?
